Urban Space launches cutting-edge designer homes in upper Claremont

Lovers of quality-built, unique contemporary homes – who also want to enjoy the many amenities Upper Claremont has to offer – may finally find their dream home, with the announcement of a long-awaited new development by Urban Space in Hillwood Road.

Claremont 1Named ‘Cadogan Place’ and marketed exclusively by Pam Golding Properties, this is a Southern Suburbs development in Cape Town comprising four equally elegant and distinguished homes designed by Peerutin Architects.

Urban Space, established in 2004, has built an excellent reputation for top quality homes in prime locations, all within high security estates. Peerutin Architects is renowned for beautiful, elegant yet practical architectural designs.

Urban Space Chairman Brendan O’Brien says: “Much of our reputation has been founded on timeless, Georgian-inspired architecture. This includes our recent Hoogeind development in Upper Claremont, which is centred around the original manor house, yet incorporates elegant modernity with the traditional.  (Eight of the nine units have sold since the February 2016 launch.)

“While we are both proud and grateful for our success, with Cadogan Place we are excited to push the design boundaries. We share a progressive design ethos with Peerutin Architects and are future-focused with a slogan of ‘The Next Generation'”.

The striking architecture balances a minimalist approach with the practical requirements of family living. Large expanses of floor-to-ceiling glass are softened with wood, incorporated in exterior decking, gates, shutters and palisade fence infills.

Features in each of the four Cadogan Place homes will vary slightly. For example, one proposes a separate, freestanding single-storey guest suite – while three of the homes feature a generously proportioned double volume, open plan lounge area with additional pyjama lounges upstairs. Each home will have up to four en-suite bedrooms including an impressive master suite.

The contemporary interiors reveal clean and uncluttered lines, incorporating natural materials such as wood, porcelain and glass. Function and luxury combine in details such as underfloor heating in all en suite bathrooms plus quality fittings, engineered oak flooring, recessed lighting behind bulkheads and pelmets, and appliances such as Smeg freestanding stoves. There are TV points in all bedrooms and lounges.

In addition, the purchaser can choose from four interior finish palettes:

The first option – ‘Layered Elegance’ – offers classically neutral elegance with a range of greys, charcoals and soft blacks.

The second option – ‘White ‘N Wood’ – has the refined simplicity of two elements, neutral white and warm wood. It is available in either a soft, natural oak finish or dark ebony.

The third option – ‘Raw Texture’ – offers raw, textured materials, or painted wood and brick, well-suited to an informal lifestyle.

The final option – ‘Colour Block’– amplifies contrasts with saturated, graphic greys, dark timbers, bold fabrics and bright contemporary colour blocks.

Living areas flow seamlessly onto low-maintenance landscaped gardens, with an outside covered patio and braai area. Each home has a garage with four parking bays, plus two outside bays for visitors.

The plots are of generous proportions ranging from 649m² to 781m² (excluding the landscaped access driveway) and the homes themselves range from 588m² to 640m².

Prices range from R19,995,000 to R22,495,000 including VAT. “These sophisticated homes, individually named Wilton House, Drayton House, Onslow House and Cheyne House, represent excellent value in today’s market,” says O’Brien.

“Properties rarely become available in this exclusive enclave,” says estate agent Myrna Duveen of Pam Golding Properties. “It’s rarer still for a developer to boldly go beyond the area’s architectural mould and to offer a sleek, sophisticated style with outstanding design. There is also the added peace of mind that accompanies security estate living.”Claremont 2

High-tech security measures include access control with a gatehouse, electric perimeter fencing, video analytics covering the entire perimeter, independent alarm systems for each home with external infra-red beams,  windows and doors fitted with ‘IntruderPrufe’ glass, and more, providing home owners with a safe and secure living environment.

The area offers proximity to the University of Cape Town and exclusive schools, easy access to the city centre, Constantia winelands and Kirstenbosch National Botanical Garden. In addition, international sporting events and facilities can be enjoyed nearby. The area is also renowned for its excellent restaurants and shopping centres, plus first-rate medical facilities.

Building is scheduled to begin in November 2016, with completion by end-2017.
