Cape Town, 13 December 2016 — Langezandt Estates this month announced the launch of Phase 2 of the landmark and upmarket beachfront estate Langezandt Fishermen’s Village located in Struisbaai near Cape Agulhas in the Overberg coastal strip of the Western Cape, along the Struisbaai Arniston coastline.
“Between Hermanus and Plettenberg Bay, Langezandt is the only coastal estate launching a fresh set of seafront stands with direct access to the beachfront,” said Joey Roodt, principal sales agent of Langezandt Estate.
“The developer received approvals from local authorities before new environmental legislation prohibiting coastal development within a 1 kilometre radius from the beach came into effect. Our new stands are 30 meters away from the beach,” she said.
The Langezandt Fishermen’s Village Phase 2 launch includes the release of 23 beach front- and 26 second row stands in the 93 hectare lifestyle coastal estate.
Langezandt plots range from 560 – 850 m², houses with direct beachfront access will be between 300 and 450 m², and entry level two-bedroom cottages start from 100 m². Plot and plan packages include serviced stands, construction, landscaping and are fully furnished after completion. Investors have creative flexibility to work with an architect and the interior decoration team to create their own spaces.
Plot and plan options start at R1,8 million and range up to R7 million depending on the position of the stand. The plots are located at the start of the 24 kilometre white sandy beach stretching between Struisbaai and Waenhuiskrans/Arniston known as the Struisbaai Plaat.
“We are excited to announce new home designs and a refreshed interior range in Phase 2. Inspired by the historical cultural heritage of fishermen cottages of the region, architectural guidelines remain the same but we have rethought, and reimagined interiors,” she said.
Roodt believes Langezandt is ticking all the right boxes from an investment perspective too.
“Since launching in 2004 and completing Phase 1 in 2008, beach front and non-beach front erven increased their value fivefold. In Phase 1, 155 homes have been built over 12 years and 199 stands have been sold in a period of four years.
“The growing popularity of the Overberg coastal strip as tourist and holiday destination is also pushing up rental demand. Langezandt home-owners in the estate’s property rental pool are winning all the way with rental income returns. During high season, properties are normally fully booked in advance up to a year. This translates into return where owners and investors often recoup 40% of annual bond costs through rental income during high season,” Roodt said.
According to Langezandt founder Johann Roodt three factors have been driving Langezandt’s success over the past twelve years.
“This is a low density development. Because we realised people want to escape the city life, we chose to do half of what was permitted in terms of the zoning. Instead, we focussed on developing a holiday estate with elbow room as opposed to a high density development. Struisbaai has also escaped major industrial development and commercial expansion. Langezandt is a portion of the Overberg which has frozen in time, this is what is making this region so attractive for holidaymakers and investors,” he said.
“But at the end of the day, it is all about immersion in nature, the beach and a frozen pace of life which makes Langezandt really special,” he said.
